Approximately 3.5 acres with county road frontage of CO RD 106-340. The driveway is located down the easement road, about half a mile down the county road. Parcel #2 is the first driveway on the left.
This property is all wooded except for the clearing. You can find a good mixture of oak, cedar, and pine trees all over. Most of the property is level as well, which is hard to find in the Ozarks.
The clearing is tucked away from the view of the easement road. It is located on the south side of the property. There are a couple of trails off the clearing to the north and east. On the southeast side of the clearing, you will find mature hardwoods that will provide the shade to keep you cool in the summer. The soil is excellent for gardening in this area. It is not too rocky or has clay in it. There is room as well for small farm animals such as goats and chickens.
The electric is right across the road from the property. You would need to have one pole set on your side of the road. Intercounty Electric provides the service in the area. They are easy to work with when it comes to obtaining new services. You can give them a call to get an estimate at (573) 674-2211.
There is no water source at this time, but there are ways around that. A water storage system is a great idea, as there is a rural water filling station just about 23 miles away from the property. Here you can fill up to 25 gallons for just a quarter.
If you plan to live on the land, you will need to have human waste disposal. These days there are all sorts of new ideas that are coming out. You can do a composting system, get an incinerating toilet (they work on propane, gas, diesel, and electricity), install a septic tank, or you can even do a lagoon.
