1Bull Shoals West #2
Here is the perfect opportunity for you and your family to own a lake lot just in time for summer.
Approximately 4 acres with lake views and within 300 Ft of the shoreline. The only land between this parcel and Bull Shoals Lake is the Corp Of Engineers land.
Follow the easement road from CR 625, and you will come down the hill to the clearing. As you enter the property from the south, you will see that the clearing is located about the center of the north side. Continue to look north, and you will see a cove of the lake that runs along the north side of the Corp land. There is a small wet-weather creek that runs down to the lake on the northeast corner. The land does slope gently to the north from the driveway to about the edge of the clearing. There is some level ground on the west and north side. This is an all-wooded lot beside the clearing. There are mainly all cedars and a few oak trees.
As you walk onto the Corp land, it gently slopes to the north again and takes you right down to the lake. You can use the Corp land to reach the lake, and it is easily accessible. The Corp land is public, but it is not easy for the general public to reach unless you are in the water. You may also apply for a permit to build a boat dock if you would like.
The electric service is located at the beginning of the easement road and would take a couple of poles before reaching the clearing. You would have to drill a well, haul in water, or do a catchment system for a water source. You will need to install a septic tank if you plan to live there. Arkansas does require a perc test for all septic systems. If you are camping on the lot, you are asked to dispose of waste in a sanitary manner ( dump station for RV's or Travel Trailers).
Here is the good part, if you are looking for that small acreage to use as a vacation spot, this one will make the perfect one. You can use this property as much as you would like. There is public access as well, about a 1/4 mile from the driveway. If the water is low enough, you can launch a boat from here too.
