CR 514 #2

Off-Grid Parcel With A Private Setting

Property Description

Approximately 11.5 acres are located on CR 514 outside of Mammoth, MO, in Ozark County.

The brand new chat lined easement road takes you from the county road. As you come into the property, you will notice the huge amount of cedar trees and all the natural clearings scattered throughout the property. Going towards the north line from the south line, it does take a very, very gentle slope uphill to the north. Several level clearing spots can be found on the hillside as well. As you get to about the center of the parcel, the land begins to level back out. About all the ground is the same terrain in this area. There is a lot of rock shelves, cedar trees, and lots of clearings.

The abundance of cedar trees keeps you hidden from the neighbors and passersby. The clearings can be found around the center of the property, which keeps you out of view of the county road traffic. The northeast corner would be the most private building spot, and you can also enjoy the eastern sky 24 hours a day. Just imagine stepping out on your front porch and getting to see the glorious sunrise every morning. You can build a cabin, have a prefab cabin delivered, live in a travel trailer/RV, build a house, or even build an earthbag home here. There are no county restrictions or codes.

Although this area is known for springs to pop up randomly, we have not been able to locate one. That does not mean that there is not a chance that one could pop up.

Off-grid is the only way to live here and make it feasible. The electricity is about a mile away from the parcels. A solar system would definitely thrive here, as you have wide-open views of the sky most of the day. A well typically runs about 350-450 FT deep in this region, but this property would be great for a water storage system.

Pontiac, MO, is located at 27minuts to the southwest of the property. Pontiac is one of the most popular summer destinations in Missouri and is home to Bull Shoals Lake.   This lake has an average surface elevation of 654 FT.  This area is well-known for its first-class fishing. It is home to several different types of fish such as largemouth bass, smallmouth bass, spotted bass, channel catfish, flathead catfish, black crappie, white crappie, walleye, rainbow trout, bluegill, longear sunfish, warmouth, white bass, and striped bass. You can also take a cruise on the lake in your boat, or even enjoy swimming. Pontiac has a full-service marina,  restaurant, and campground.

Gainesville, MO, is about 15 minutes from the property. Here you have all your small town shopping, such as a grocery store, gas stations, Dollar General, and the famous Antler Pizza. You definitely want to make a stop at the Antler to enjoy a slice of their delicious pizza.

Mountain Home, AR, is about 30 minutes south of this property. Here is where you will find the big city shopping such as Home Depot, Super Wal-Mart, retail shopping, restaurants, antique shops, and small-town businesses.  If you are looking for employment, there are tons of options in this area, such as factory work, retail jobs, construction jobs, etc.

If seclusion, off-grid, and the lake are what you are looking for, give us a call today at 417-469-4100 or text us at 314-833-8942 to make this property yours today.
