Approximately 15 acres, located off of CR 609 outside of Birch Tree, MO. Located in Shannon County, this property is surrounded by National Forest and State Conservation Land.
This property is located on the easement road that comes off of CR 609. You will go past a couple of cabins on the right side of the road and go up the hill. You will turn to the left and go past two driveways on the right. The driveway for this property will be the next one on the left.
The land will have a slight slope to the north as you come off the easement road onto the driveway. There is a big clearing with views to the west. This side of the clearing also has the perfect spot to build a cabin overlooking the valley to the southwest. If you enjoy the sunsets every evening, you will enjoy this view. The majority of the clearing is open and level. There is a small garden spot all ready started on the southern end of the clearing.
The remaining acreage is all wooded, and the terrain varies. The majority of the hardwoods are tall pine trees and oak trees. While we were on the property, we came upon deer about everywhere. The soil is not too rocky and has no clay.
The electricity is available from the county road but will be costly to bring back to the parcel. This property would be best suited for solar. It does have an area where you could set up the panels to face the southern sky.
There is no water on the property, but there are many ways that you can obtain water. Drilling a well is one choice, and most wells will run you about 400-500 FT in this area. If you are looking for a cheaper way, water tanks or even a catchment system would be the way to go. There is a rural water filling station just about 11 miles away from the property. Here you can fill up to 25 gallons for just a quarter. There also are a couple of people that do haul the water for you for a fee.
If you plan to live on the land, you will need to have human waste disposal. These days there are all sorts of new ideas that are coming out. You can do a composting system, get an incinerating toilet (they work on propane, gas, diesel, and electricity), install a septic tank, or you can even do a lagoon.
Birch Tree, MO is a small rural town located about 11 miles east of Mtn. View, MO on HWY 60. 679 citizens call this place home. There is a grocery store, Dollar General, and a gas station, but you would need to go to West Plains, MO, for the city amenities.
The Mark Twain National Forest has approximately 36,000 acres and is about 5 minutes from this parcel. This is public land for anyone to enjoy. You can hunt in this area as long as you have the proper permits.
Fall is the perfect time of the year to visit this area of the state. The Ozark National Scenic Riverways has some of the best scenery around and some of the best fall foliage you can find. All this can be found within an hour of the property.

Take HWY 99 South for 1.8 miles.
Turn left onto Y HWY and follow for 10.2 miles.
Turn right onto CR Y-265 and follow for 2.0 miles.
Turn right onto CR 609 and follow for 2.0 miles.
The easement road will be on the left and have a couple of mailboxes.
Follow the easement road past the cabins and up the hill.
Turn left when you get to the top of the hill and follow to the 1st driveway on the left.
There is a sign in the tree at the beginning of the property marking it as “A.”
