A nice seasonal creek enters the property about the center of the east line and runs through the parcel east to west. An additional creek bed can be found running from north and south. There are just a couple of small, gently sloping hills. There are several acres of level usable land on the west side of the property as well.
Several trails can be found on the west side of the clearing. They all take you back towards the west side of the property. There will need to be some brush clearing done to access the west side easily. The grass is starting to pop up a pretty green color. The soil is ideal for gardening.
Electric is available at the beginning of the easement road. There would need to be at least 4 poles set before he reached #7. For a water source, you have several options you can choose from. Whether it be drilling a well, doing a cistern, hauling water, or doing some catchment system, that is your choice. Some alternatives to a septic system would be a composting system or a lagoon. In Missouri, you can have a lagoon if you have 3 or more acres.

The Eleven Point River Public Access is located about 10 miles from this property off of HWY 142. They have a public campground, swimming hole, boat launch, and tables. The Current River is part of the Ozark Scenic National Riverways and is a sight to see.
Myrtle, MO, is a small rural town of approximately 30 people. This state's area is mainly huge ranches/farms, hunting land, National Forest Land, State Conservation Land, and tons of rivers. The closest town to get you items for everyday living is about 40 minutes away.
Thayer, MO, will have your Wal-Mart, grocery stores, hardware store, feed store, and the Warm Fork Spring River. It is also about 4 miles from the almost 3,000 acres Fourche Creek Conversation Area.
Pocahontas, AR, is just across the border and has so many things to offer for you to enjoy. The Historic Davidsonville State Park, The Black River, Maynard Pioneer Museum, and Wilderness Valley Ranch are outdoor activities. They have a huge aquatic park as well as indoor/outdoor water activities.
