Electric is available and runs along the South end of the property just off the access road. There is no rural or city water or sewer available to the parcel as it is far outside the city limits. However, being outside the city limits and the city rules allows you the opportunity to be creative with your solutions to not having these utilities readily available. The state of Arkansas does require anyone that has a septic system and well installed to have a perc test done. However, there is no rule saying that you have to install either. There is a small strip of land between the property that is for sale and the lake. This strip of land is owned by the Army Corp of Engineers and is known as the take-line. You will have direct access to the lake through this area. The strip of land is just like government or state, public use land. You are welcome to use it. You just can't alter it. You can also apply for a permit to put in a dock or boat slip if you wish.
