The parcel is located in the Bryan Township just South of Vanzant, MO and just East of Drury, MO. This area falls into Douglas County, MO which is mostly rolling hills of pasture and abundant timber. The land sits at the end of the Forest Service Road 467. At the end of the Forest Service Road sits the gated entrance to the land and the deeded easement road that will provide you with year-round access to your new property. The parcel will be the on the right-hand side of the easement road as you come in the gate. The property truly has so much to offer to give you a nice head start on your homestead. Included with the property is perimeter fencing, gated sections of land to separate livestock from living areas, a smokehouse setup, water trough, metal shipping container, fire-pit, several clearings, livestock feeder, and more.

The topography of the parcel is mostly level for about the first 600 feet heading North into the land and then begins to slope gently to the North, North-East, and North-West for some great views.

Finding the property for the first time can be tricky, so I will add some directions below. Also, you will need the combination to get into the gate which we will gladly give you if you call our office at 417-469-4100.

Directions from Vanzant, MO: Take Highway W East for approximately 3.5 miles to Forest Service Road 467 on the right. Look for the row of mailboxes seen in the pictures to indicate where to turn off of Highway W. Take Forest Service Road 467 (and stay left) for approximately one half of a mile until you come to the entrance gate (as seen in the pictures). The property will begin on the right immediately pass the gate and run near West down the Easement road until you reach the end of the fencing on the right. The bulk of the property runs North once inside pass the fencing. The clearing will be on your right as-well-as the trails heading to the back of the parcel shortly after passing the gate.
