This property is located in the Howell Township of South-central Missouri near the town of West Plains. The parcel is approximately 6 acres (M/L) of mixed terrain with lots of mostly level building area. The land is located about seven miles East of West Plains, off of State Highway 160 East. From State Highway 160 you will pull off and be greeted by a bright green gate that will be the entrance to the deeded easement road. Take the easement road back into the land and when the road forks, stay left. The property will be ahead on the left about a tenth of a mile. There will be a wooden sign in the tree with the number 13, just after the start of the land. As you drive on down the road you will see a nice new driveway heading into the large, mostly level clearing on the left. The property continues down the easement road to just passed a large stump off on the left side of the road. From the clearing the begins to gently slope down towards the South. There is a small draw near the center of the property that could be turned into a nice pond with some work.

Note: the property did very recently have a fire that burned off allot of the brush and some of the young growth. The land may appear scorched upon arrival but should have new growth within a few weeks.

This property is far outside the city limits of West Plains. This means there are no city utilities available such as water or sewer. Still, electric service, telephone, and internet are all available off of Highway 160 but will need to be brought back to the property if you wish to use them. You can live how you want as there are no rules or regulations about living completely off-grid in this area. There are also no building codes and no zoning. You are welcome to drill a well, install a water cistern, catch rainwater, or haul water in.
