Slaughter Rd #9

Level Clearing, Rural Water, and Electric

Property Description

 Parcel #9

Approximately 8.2 acres with highway frontage on BB. Check out these stunning views to the northwest over the valley below.

There is an extensive clearing that is level and ready for you to start building today. Their ground is prepared for grass seed in the spring. The new chat-lined driveway comes off the highway and splits two ways. Parcel #9 will be on the right. You have several options for places to build a cabin, plant a garden, have livestock sheds, and even a chicken coop.

The rural water line is located about 600 FT away from the center of the parcel. The line would have to be brought down BB HWY and then into the property. Roby Water District serves this area and is easy to work with. To get water service started, all you need to do is go to their office, fill out the application, and pay the fee. $725 will get you started. That includes the meter fee, tap, and 50 FT of free line. You will be responsible for anything over the 50 FT. They would need to be contacted at 417-458-4569.

The electric service is located about 1 pole away. Intercounty Electric is who services this area. You will need to contact them to estimate for setting the 1 poles and hooking up the meter. They can be reached at 573-674-2211.

Boiling Springs Access can be found just down the road off of HWY BB. Just a mere 3.4 acres, you will reach The Big Piney River. Here you can find a public boat ramp, campground, swimming hole, or your new favorite fishing hole.  Largemouth, Smallmouth, and Google-Eye Bass are typical here.   The upper reaches are narrow, shallow, and unpopular for motorized watercraft.   The upper Big Piney is thinner, slower, and more closely rimmed by bluffs than the river's downstream stretches.  Along the quietest sections, clusters of lily pads were expected near the shore. This medium-sized spring puts out around 10 million gallons of cool water a day.

Licking, MO, is a small rural town of about 3,100 residents. A local grocery store, feed store, hardware store, and gas stations can be found here. There are a couple of good employment opportunities. Corrections Officers are always needed in this area. Several sawmills can also be found scattered throughout the area that is always hiring.

Houston, MO, is located about 30 minutes from these parcels. This is another rural small town with about 2,081 residents. Here you can find the big town amenities such as Super Wal-Mart, a hospital, Dr. offices, retail shopping, and The Big Piney River. Mineral Springs Access is just outside of Houston and is a public access point. Here you can launch a boat, go floating, fishing, or swimming. Public land can be found throughout this area as well.

Rolla, MO, is located about 50 minutes to the north, along I-44. Rolla is a growing town and provides all the big town amenities that you are looking for. This is also the fastest way to get to St. Louis. Rolla is about 1 hour and 39 minutes from St. Louis.
