As you pull onto the easement road, this property will be the 2nd on the right. The cabin sits on the ridge, with the front-facing the western horizon. There is plenty of room for a couple of rocking chairs on the porch, and it is an excellent spot to watch the sunset.
The cabin consists of 2 rooms; the main room and the bathroom. There is a wood stove, shower, and sink. A countertop is located in the main room, and there is plumbing to the bathroom. As you look around the cabin, you will see electric outlets and light switches. The insulation does need to be finished in the main room of the cabin.
The tin roof was just finished and gave the cabin some curb appeal. There is a railing along the front porch. The backside of the cabin does need the siding finished. The siding on the rest of the house is white oak slabs.
As you step off the porch and go around to the backside of the cabin, you will see that the land does slope slightly downhill to the west. Then levels back out in front of the cabin. On the north side of the cabin, the ground is relatively level.
The wiring throughout the cabin was hooked up to a generator but can be used with a solar system. No generator comes with the property. Electric service can be found along the road, and the easement has already been cleared. At least two poles would need to be set before you could obtain service. At one time, there was a water storage system set up and provided the cabin with water. It would be effortless to obtain a water source again. You could always buy a water tank to hook back up to the cabin. A well in this area could run anywhere from 350-650 FT deep.
If you plan to live on the land, you will need a human waste system. Missouri does allow you to build a lagoon if you have more than 3 acres. A septic tank can be installed, or you are more than welcome to use a composting system.
Norwood, MO, is a small rural town in Wright County, with less than 1,000 residents. They have a Dollar General and a Truck Stop. The school district is K-12 and has a student count of approximately 150 through all grades.
Mtn. Grove, MO, is the next closest town that has all the amenities for everyday life. Wal-Mart Supercenter, several grocery stores, hardware stores, feed stores, restaurants, and retail shopping. The property is located about 6 miles west of here on HWY 60.
